Serving a Notice to Owner

Before you can record a Claim of Lien on a property, you must properly file a Notice to Owner (NTO), which officially notifies the owner that you're doing work there. You must serve this NTO within 45 days from the first day you supply materials or labor to their property. If you miss this deadline, you won't be able to record a Claim of Lien.

Recording a Claim of Lien

If you don't receive prompt payment for your work, you can use our system to prepare a Claim of Lien for you against the property for the unpaid amount. The date of recording must be within 90 days from your last day of work on the job for it to be valid, and you must file it in the county where you're doing the work.

Our office can serve the owner with a copy of the Claim of Lien within 15 days of filing it, according to Florida law. We work with our sister company, E-Recording Inc. to record documents with the Official Records department in each county.
